2004年香港漏水問卷調查結果 (200個單位) Water seepage in buildings is basically an issue of property management and maintenance. In general, building owners should seek assistance in investigating to identify the source of seepage and resolve the problem with those who have caused it. Upon receipt of a complaint about water seepage in private buildings, the relevant authorities will check whether the seepage has led to problems of public hygiene, structural safety of the building and water wastage, and deal with the case in accordance with their statutory powers. However, the results of investigation for most cases are nil and the source cannot be identified due to insufficient evidence. Water seepage in bathroom is one of the major problems in the residential building. Although it is basically an issue of building management and maintenance, it is difficult to solve due to no obvious evidence, inadequate knowledge and in-cooperation of related owner. In general, the building owners should engage a professional to submit a report on the source of water seepage to facilitate resolution of the problem through negotiation with the party causing the water seepage. Therefore, water seepage in bathroom becomes a common but difficult problem in the building.
CONCLUSION It is undoubtful that water seepage is most common nuisance and maintenance problem in the residential building in Hong Kong. This problem is usually encountered in older buildings. However, the problem is also found in modern or younger buildings. This problem not only influences the hygiene and living environment, but also affect the relationship between occupants and neighbors if inappropriate handling. After reviewing the relevant literature, the roles and liabilities of related parties such as the Government, owners and management office in handling of water seepage problem, construction method and professional assistant in investigation of seepage were clearly identified. The current status of water seepage in the residential building in Hong Kong was overviewed according to the questionnaire survey. Water seepage in bathroom is the most common problem. The particular estate was studied in detail in order to identify the common water seepage problem in bathroom and the major causes of water seepage problem such as design fault, workmanship, material used, deterioration or post-renovation work in the bathroom. |
